The Pune Metropolitan Region: Charting New Horizons in Sustainable Development

Pune is no longer merely a touchstone for the economic, industrial, and cultural evolution of Maharashtra; it stands as a lodestar for the entire nation. Today, the Pune Metropolitan Region (PMR) has emerged as one of India’s most rapidly expanding and economically pivotal zones. However, the mere geographic and demographic expansion of this sprawling region is insufficient; the need of the hour is a growth trajectory that is meticulously planned, equitable, and sustainable. While this presents a formidable administrative challenge, it simultaneously offers an epochal opportunity to lay the groundwork for world-class urbanisation. Through the Pune Metropolitan Region Development Authority (PMRDA), we are resolutely committed to translating this vision into reality. With an impressive portfolio of 221 ambitious projects currently underway, the landscape of this entire expanse is poised for a radical metamorphosis in the foreseeable future. The backbone of any progressive urban ecosystem invariably lies in its robust mobility infrastructure. To render transit within the PMR swifter and more seamless, we have initiated 112 road development projects spanning a cumulative length of 548 kilometres. In mitigating the infrastructural strain induced by escalating urbanisation, the 83-kilometre ‘Inner Ring Road’ project is anticipated to be a veritable game-changer. Furthermore, strategic planning has been undertaken for 15 projects dedicated to urban growth centre connectivity, 10 for the fortification of industrial corridors, and four for seamless airport linkages. Traffic congestion in premier IT and industrial hubs, such as Chakan and Hinjawadi, has historically been a critical bottleneck. To remediate this, specialised alternative arterial routes are being aggressively developed. This formidable road network will indubitably inject a renewed impetus into the region’s economic engine. A metropolis cannot truly breathe unless the calibre of its public transportation is elevated. To this end, the execution of the 23-kilometre ‘Metro Line-3’, linking the Hinjawadi IT Park to the city’s central business district, has reached its final stages. With 12 stations of the project’s initial phase slated to become operational by July 15, we aim to commission the remainder of the project by year-end. Concurrently, by constructing a double-decker flyover to alleviate chronic traffic snarls at the Savitribai Phule Pune University junction, the PMRDA has significantly streamlined commutes in this vital precinct. Within our paradigm of sustainable development, ecological preservation and high-quality civic amenities command paramount priority. Projects designed to arrest the pollution of the Indrayani, Pavana, and Mula-Mutha rivers—waterbodies rendered sacred by the venerable traditions of the Warkari sect—are currently in their final tendering phase. The rejuvenation of these rivers transcends mere water management; it constitutes the fulfilment of a deeply entrenched emotional and spiritual yearning of the citizenry. Additionally, the Wagholi water supply scheme is on the verge of handover, and comprehensive underground sewage management projects are being executed across five distinct zones. Serving as a textbook model for systematic urban planning, work has commenced on six sanctioned Town Planning (TP) schemes for the Mahalunge-Maan region. Following the jurisdictional realignment of this area to the Pune Municipal Corporation (PMC), several of these schemes are currently in the process of being handed over to the civic body. In our commitment to providing affordable housing for the common man, three residential projects in Sector-12, alongside a dedicated police housing project in Aundh, are nearing completion. To catalyse the state’s tourism and economic sectors, the majestic ‘Glass Skywalk’ under construction at Tiger Point and Lion Point in Lonavala will undoubtedly serve as a marquee attraction. This will not only accelerate economic prosperity derived from tourism but also establish the locale as a resplendent destination within the PMR. Parallelly, the ‘Pune International Exhibition and Convention Centre’ (PIECC) in Moshi is envisioned to emerge as a premier locus for global investment in the years ahead. In steering the development of the Pune Metropolitan Region, our objective extends far beyond erecting a concrete jungle or merely installing physical infrastructure. Our ultimate vision is to authentically enhance the ‘Ease of Living’ for the citizenry and to cultivate a sustainable, self-reliant economic ecosystem. By executing these multifarious projects within stipulated timelines and to the highest standards of quality, the PMRDA administration remains steadfast in its relentless pursuit to forge the Pune Metropolitan Region into one of the nation’s foremost and finest global hubs. By Dr. Abhijit Chaudhari, IAS (Metropolitan Commissioner and CEO, PMRDA)

Real Estate Doesn’t Move On Strategy Alone It Moves On Sentiment

For years, the real estate industry has focused on perfecting execution, pricing, campaigns, inventory management and distribution. While these remain critical, projects rarely struggle because execution is weak. More often, they struggle because they fail to stay aligned with what the market truly wants. When developers continue to rely on yesterday’s assumptions, projects gradually lose momentum . Slower enquiries, inconsistent conversions, pricing pressure, and prolonged inventory cycles are oftensymptoms of one larger issue, a disconnect between the product and the pulse of the market. Move from managing projects to understanding markets. Sustainable growth doesn’t begin with campaigns. It begins with clarity. Over the years, We have partnered with developers across diverse markets, helping them make informed commercial decisions by combining market intelligence with years of on-ground experience. Our approach is built on a simple belief: data explains markets, but experience interprets them. Every site visit, every CP conversation, every customer interaction, every sales review, and every market observation contributes to a deeper understanding of buyer behaviour that no dashboard can capture in isolation. Projects evolve. Markets evolve faster. Developers who recognise these shifts early create stronger positioning, protect pricing, improve absorption, and build lasting market confidence. Why Market Intelligence Matters More Than Market Information. Today’s developers have access to more reports, analytics, and dashboards than ever before. Yet information alone has never guaranteed better decisions. The real advantage lies in interpretation. The difference between knowing that enquiries have declined and understanding why they have declined often determines the next phase of a project’s success. • Markets are driven by more than numbers. They respond to• Aspiration• Confidence• Timing• Local sentiment• Infrastructure announcements• Financingtrends• Competitive positioning• They are understood through experience. This is where strategic advisory becomes invaluable. We don’t want to sound preachy, but unlike conventional consulting models that focus primarily on execution, STRATECH approaches every project as a living market ecosystem. Every recommendation is shaped by a combination of market research, commercial understanding, developer objectives, channel partner feedback, customer sentiment, and continuous on-ground learning. As markets become increasingly dynamic, developers need stakeholders, not just partners who understand not only where the market stands today, but where it is headed tomorrow.
