Pune, 13th July 2026: Smartworks Coworking Spaces Limited has leased more than 930 seats in Pune to the Indian subsidiary of a UK-headquartered global professional services and technology firm, marking another major enterprise expansion in the city’s commercial office market.
The new 60-month lease agreement is expected to generate around ₹58 crore in committed rental revenue for Smartworks. With the latest addition, the client’s total footprint with the managed office provider has crossed 1,730 seats, taking the combined expected rental commitment to nearly ₹102 crore.
The deal highlights the continued demand for flexible, managed office spaces among multinational companies expanding their operations in India, particularly in Pune, which has emerged as a preferred destination for global capability centres (GCCs) and technology firms.
Commenting on the development, Smartworks Founder and Managing Director Neetish Sarda said the continued expansion by global enterprises reflects growing confidence in managed office campuses designed for scale, operational efficiency and long-term business growth.
According to the company, enterprise clients continue to dominate its business, with organisations occupying 300 or more seats accounting for nearly 69 per cent of its rental revenue. Clients operating across multiple cities contribute around 31 per cent of the company’s overall revenue, while more than 90 per cent of Smartworks’ earnings come from enterprise customers.
As of March 31, 2026, Smartworks manages approximately 16.1 million square feet of office space across 66 centres in 15 cities in India and Singapore. The company partners with developers to convert large commercial buildings into fully managed office campuses equipped with workplace technology, infrastructure and business support services.
The latest leasing transaction adds to a series of large office space commitments by global firms in Pune, underlining the city’s sustained appeal as a business and technology hub despite evolving workplace strategies.
