The most expensive mistake in real estate is not always buying at the wrong time. Sometimes, it is waiting for an old price to come back. I say this because I meet buyers all the time. Many of them are serious buyers. They have done their planning. They have arranged their savings. They understand their EMI. They know what their family needs. Still, they wait. They say, “Let us see for six more months.” There is nothing wrong in being careful. A home is a big decision. Nobody should buy in a hurry. Nobody should buy under pressure. But there is a difference between being careful and being stuck.
Pune is growing. Not in speeches. On the ground. Roads are changing. Work locations are expanding. Families are moving into newer areas. Schools, hospitals, offices, restaurants and daily conveniences are changing the way people choose where to live. At the same time, construction has become more expensive. Steel, cement, fuel, transport, labour and logistics have all gone up. The conflict in the Middle East has already put pressure on shipping, fuel movement, supply chains and material costs. These things may look far away on the news, but they reach every construction site very quickly.
When a buyer says, “I am waiting for prices to fall,” my question is simple: if construction costs are rising, how long can prices really stay where they are?
“Waiting is not wrong. Waiting without understanding the market is the real risk.”
Why I Am Bullish On Pune East
For me, Pune East is one of the most important residential stories in the city today. I am talking about the belt around Wanowrie, NIBM Road, Mohammedwadi, Kondhwa and Undri. This side of Pune has changed quietly, but strongly. It has access to Camp, Hadapsar, Magarpatta, Viman Nagar, Kharadi, Pune Station and other important parts of the city. It has schools, hospitals, markets, restaurants and daily convenience. At the same time, many parts still have a more open, residential feel compared to crowded pockets. That balance is important. Today’s family does not want to be cut off from the city. But they also do not want to live in noise, traffic and congestion all the time. This belt gives them that middle ground.
At Goel Ganga Developments, our upcoming focus in areas like Mohammedwadi, Wanowrie and NIBM is not accidental. We see strong end-user demand here. People are not only buying to sell later. They are buying to live, to settle, to upgrade and to build their family life.
That is real demand. And real demand is always stronger than market noise.
Redevelopment Is Not Just Construction
Pune is our home ground. But along with Pune, we have also taken up redevelopment projects in Mumbai. For me, redevelopment is a different kind of responsibility. In Pune, we are seeing new growth, new locations and new families choosing better homes. In Mumbai, redevelopment is about giving old buildings and old communities a new future. That is not simple construction.
You are dealing with people’s existing homes, their memories, their worries and their trust. You need patience. You need clear communication. You need to stand by your word.
Pune’s Time Is Now
On the anniversary of Urban Nest Inside, I want to congratulate the entire team. A city needs platforms that speak about its growth, its people, its businesses and its future. Punekar has done that with consistency. This anniversary is not just a milestone for the magazine. It is also a celebration of Pune’s own journey.
At Goel Ganga Developments, we are happy to be part of this Pune story and to keep working in a city that has given us trust, opportunity and responsibility. My congratulations again to the team. As a Punekar, I genuinely feel the most exciting part of Pune’s journey is still ahead.
