Green Building Incentives Across Indian States
In a significant push toward sustainable construction, several Indian states are offering incentives to promote green building practices. These incentives are designed to encourage developers and builders to adopt environmentally-friendly building standards.
Green Building Incentives Across Indian States
Maharashtra:- For buildings with GRIHA Three Star/IGBC Silver/LEED Silver or Equivalent Rating, there’s an additional 3% Floor Space Index (FSI) incentive.
– GRIHA Four Star/IGBC Gold/LEED Gold or Equivalent Rating earns a 5% extra FSI.
– The highest rating, GRIHA Five Star/IGBC Platinum/LEED Platinum or Equivalent Rating, receives a generous 7% extra FSI.
Gujarat:- Gujarat Tourism Policy 2021-25 offers a reimbursement of 50% of the certification fee, up to INR 10.0 lakh, for IGBC certified hotels and wellness resorts.
– Industries Commissionerate provides up to 50% of consulting charges, with a maximum limit of INR 2.50 lakh, for industrial buildings with green ratings.
– Climate Change Department offers reimbursement up to INR 3 lakhs or 50% of IGBC Certification fee, whichever is lower, to IGBC certified green building projects.
Tamil Nadu:- TN Industrial Policy 2021 provides a 25% subsidy on the cost of setting up environmental protection infrastructure for industrial projects obtaining IGBC green certification, up to a limit of Rs. 1 crore.
– TN Data Centre Policy 2021 offers a 25% subsidy on the cost of green initiatives for Data Centre Units, with an upper limit of Rs. 5 crore.
Punjab:- The Department of Local Government offers an additional 5% Floor Area Ratio (FAR) for projects rated Gold or above by IGBC.
– The Department of Housing and Urban Development provides incentives of 5%, 7.5%, and 10% FAR with 100% exemption of building scrutiny fee for projects rated Silver, Gold, and Platinum respectively.
Rajasthan:- Urban Development Department offers additional 7.5%, 10%, and 15% FAR for projects rated Silver, Gold, and Platinum by IGBC.
– Rajasthan Investment Promotion Scheme 2019 provides MSME sector enterprises with a subsidy for adopting Green Building Measures, subject to a maximum of Rs. Fifty Lakhs.
Uttar Pradesh:- The Government of Uttar Pradesh (Housing and Urban Planning Department) offers an additional 5% FAR for projects rated Gold or above by IGBC.
– Greater Noida Industrial Development Authority (GNIDA) also provides an additional 5% FAR for Gold-rated and above projects.
Himachal Pradesh:- The Government of Himachal Pradesh (Town & Country Planning Dept) offers an extra 10% FAR for projects with Gold/Platinum ratings by IGBC.
Jharkhand:- Urban Development and Housing Department, Government of Jharkhand, offers additional FAR of 3%, 5%, and 7% for Green Buildings rated by IGBC as Silver, Gold, and Platinum, respectively.
Haryana:- Haryana’s amendment in the Building Code offers an additional FAR of 9%, 12%, and 15% for Green Buildings rated Silver, Gold, and Platinum by IGBC.
Kerala:- The Local Self Government Department approves up to a 50% reduction in one-time building tax, up to 1% reduction in stamp duty, and up to a 20% reduction in property tax for projects obtaining green building certification from IGBC.
These incentives not only promote sustainable building practices but also contribute to the broader goal of reducing the environmental impact of construction in India. Developers and builders are encouraged to leverage these opportunities to create a greener and more sustainable future for the country.
